Cost of building a modern house in Nepal

The cost of building a modern house in Nepal depends from place to place. There are usually two methods of quantity measurement prevalent in Nepal. They are

Unit Rate method

Unit rate method measures the cost of house on the basis of total floor area of the house. However, there are different practices of measuring the total floor area of the house. Some contractors measure the total slab area rather than total floor area for calculating the unit rate. This is the reason why unit rates from two contractors cannot be compared.

Quantity Rate method

Quantity rate method measures all the quantities and forms a bill of quantities. Running bills at various stages of project is created and submitted to the client for payment.

Quantity depends upon the design of architect and civil engineer whereas the rate is based on rate analysis. The rate analysis includes the cost of material and manpower used for building unit quantity of the item. The rate analysis depends on the rates given by the government and prevalent market rate of materials like cement, sand and aggregate.

In Kathmandu valley, various apartments have been constructed and many of them are on sale. A typical 3BHK apartment with an area of 1250 square feet and consisting of 3 bedrooms, 1 kitchen, 1 dining, 1 living room, 2 bathrooms and 1 garage would cost Rs. 20 million. The unit cost per square feet turns out to be Rs. 16000 per square feet.

A typical 2bhk apartment at the 9th floor near to the prime location like inner ring road with marts, hospitals and schools nearby and showing exotic views would cost around Rs. 15.5 million. Such an apartment would have 1 living room, 2 bathroom and toilets, 1 garage and 1 dining hall too. It would also have a total area of 1150 square feet. The unit cost per square feet turns out to be Rs. 13050 per square feet.

Comparison of cost of apartment vs cost of building a house

According to our estimate, building a house with features equivalent to a typical apartment costs around Rs. 4000 per square feet. If you buy a land so that a house with floor area of 1200 square feet would be constructed, it would require you 1700 square feet of area. An average land in Kathmandu for 1700 square feet of area would typically cost Rs. 15 million. This turns out to be Rs. 8823 per square feet. If you add this, it would sum up to Rs. 12800 per square feet. As discussed previously, an apartment can cost around Rs. 16000 per square feet at similar location. Therefore, we can conclude that an apartment can cost expensive and you wont have freedom that you will have in your own space in an apartment.

It turns out that cost of building a house is cheaper as compared to cost of an apartment in a High-rise building. If you apply some measures, you can reduce the cost of construction

for building a house, framed structure is most prevalent in Nepal. The two types of framed structure are Rcc framed structure and steel framed structure. In both of these structures, the foundation is made up of Rcc structure. The cost of typical foundation is equivalent to casting two floors of structure.
